WELCOME HOME! Over 1500sf of living pleasure greets you as you arrive.
White tile roof which helps to reflect the suns rays aiding in keeping the house cooler than a conventional dark shingle roof. 2 car garage, or 1 car with golf cart. Slider garage screen doors. Ample off street parking for visitors.
Arrive to a welcoming covered patio entrance. Remember the days when people actually sat out their front porch?...you can do it here and enjoy the friendly neighborhood. The window to the center and left of the front door is the living room, and to the right is the guest bedroom.
Enter to the spacious Living Room/Dining Room combination. Notice the warm woodgrain Cortec vinyl flooring. Furniture looks sparce because...you guessed it...the owners are moving.
Something has caught your eye to the far left...hold on, we'll get there. The dining room furniture is missing, however this photo takes advantage of showing the layout for various furniture placement. The hallway to the right of center leads to the bedrooms. We'll get there shortly.
There's the hall to the bedrooms and Main bath. The nook where the chair is can accomodate a china cabinet or buffet.
Looking into the Dining Room, sans dining furniture, toward the Kitchen on the left and whoa, we're getting closer to the view, and Family Room with that incredible view.
Looking back from the DR to the LR. Wonderful natural light from the front window. This also shows the warmth of the color of the flooring.
This just feels right don't you think. many furniture placement options.
Just wanted to cover all angles to give you the optimum views. The front door is solid, however, should you choose to replace it, adding a FL impact rated door with impact glass can add even more light.
WOW!...we have now entered the Family Room with that incredible VIEW. The room itself is a very comfortable size. It really is all about the view.
The view isn't the only attraction. With the width of the roof being what it is, there is an area perfect for an electric fireplace module and TV topper, or an intertainment unit. There is not a bad seat in the house.
To prove that point, a Kitchen with a view of just about everything. Picture yourself preping a meal or libation while keeping your family or friends engaged...and still be able to watch the game...or movie.
Here is a view from the Family Room looking to the Dining Room, Kitchen, and another room you will meet in minute. You can see why the open areas are of focus, along with the view.
That additional room you might have seen in a previous photo is just off the Family Room, and is the casual dining area, hobby room, card room, or just about anuthing you desire. That door leads to the enclosed lanai...with THAT view.
Here we have the efficient galley style Kitchen, with SS appliances, tray ceiling w/overhead lighting, waterproof vinyl flooring, pantry...
...of course the VIEW. Solid surface counters. The dishwasher is not SS, but quite functional. You can see how easy it will be to keep you engaged with everyone.
The is no shortage of cabinets and counter space.
Adjacent to the Kitchen is, in this case, the home office. The bonus room to the rear and this room can be swapped, however, there is nothing better than dining with a view.
Stepping into the bonus room you can once again connect with the Family Room.
The door to the right from the kitchen leads to the garage, and laundry.
Step through the door from the bonus room into this wonderful area.
What more can be said...about THE VIEW. Enjoy your morning breakfast, lunch, dinner, and just about any reason you can think of to enjoy this room. Add the furniture of your choice, sleeper sofa, recliners, table and chairs...and you won't want to leave. The view is not only of the rear yard, but the entire 5th hole of the community golf course. There are some sizeable trees in the rear yard to offer some late day shade. These photos were taken at 1:00pm with the sun overhead. There are window shades.
You've got the large windows with hurricane protection in the form of panes that affix to the mounting hardware already in place above and below the window frames. The room is carpeted. There is no AC in this room. However it can be added as a seperate unit known as a mini-split ac.
You can see the 5th green of hole #5 to the right. Now, to look at the humorous side of golf course living, you get to witness the good, the bad, and the ugly golf shots...and there are plenty of all three. Living on the course means you will meet your friends and neighbors, and perhaps join them in a round.
You're right!...what about the bedrooms? Here is the Master Suite. The photo doesn't really show the size, however the following photos will give you a better perspective.
To the right is the entrance from the hall off the commun areas shown in previous photos. The doors to the center and far left is additional storage space. Notice the recessed nook for dresser and media equipment loft. You can put a sizeable TV up there. No straining your neck to watch TV here.
Much better view highlighting the various aspects of the room, including en suite bath to the right, and walk-in closet to the left of the tall dresser, just behind tge mirrored doors. Remmember, the owners are moving so they needed a little more room to hide their stuff. Closer view of the media loft.
Another photo showing the mirrored door walk-in closet.
Wonderfully renovated en suite bath. Solid surface counter, chair height toilet, safety grab bars, walk-in shower.
Located off the hall from the common areas. Faces the front of the house.
Ber Room 2, or more commonly know as the guest bedroom. Very comfortable size. Carpeted. Wouldn't want frigid cold feet for that Fl winter day.
Wall to wall closets are in order here. No sense keeping your snowsuit unless you're a snowbird heading back to the frigid north for the holidays.
The Main Bath is located in the hall leading to the bedrooms. Combination tub/shower. Nicely appointed with solid surface counter sink and upgraded vanity.
Completing the tour are the exterior views. Here is the lanai with 48' of windows to enjoy the view. To the right is an area to store stuff. Every house an area like this to some extent.
Area to the left of the lanai. Notice the shadow of one of the trees in the rear yard. Photos were taken at 1pm, so you will get even more shade as the day progresses.
Nice size yard. Most people use a lawncare vendor. However you can mow your own lawn, if you like mowing in the summer heat and humidity. Just saying.
There's the golf course as you approach the rear yard from the left side of the property.
The property is on the last cul-de-sac to the back of the community. The road to the right of center is the main boulevard for access and egress. The Braden River is in the background. The community is on the river.
Good photo showing the quiet cul-de-sac. No need to worry about a traffic jamb. Community golf course to the back of the property.
Nice view of home in relationship to main road and golf course.
You can see the trees in the rear yard which provide shade, fruit, but also some privacy.
Homes to the left in photo are in the community as well. Homes to the back of the featured home are a part of another community.
Great photo showing how the golf course meanders through the community. That big body of water to the top of the photo is the Manatee River.
The community is laid out with groups of homes in cul-de-sacs.
Hole #5 of the community owned golf course.
Oh yes, there is water on the course. Hole #4 in the center, next to the pond.
Hole #5...do you see how close that ball is to the hole?...neither do we.
Welcome to River Isles, a premier 55+ golf community.
Wonderful clubhouse, the hub of activities throughout the year.
Lending library, free wifi, maintained by a dedicated team of volunteers. In addition, it has an art display highlighting the talents of many of the residents.
Community and clubhouse situated on the Braden River.
Temperature controlled pool for your year around enjoyment. Water aerobics every Monday, Wednesday, and Friday...weather and temperature allowing.
Professionally maintained shuffle courts. Open play every Mon-Wed-Fri at 9am weathwr permitting. In addition evening fun events are often included. Never played...give it a chance and...have fun!
Practice putting green and started building for the community owned, professionally maintained, executive 9 hole golf course. Definately not your typical par 3. Better bring your driver and a dish of humble pie.
1st hole to the right and 9th hole to the left. Not to worry, nobody ever hits it into the water...wink wink! Clubhouse, Braden River, and Manatee River. What a great place to call home.
Photo showing the golf course winding its' way through the community.
